Vail Valley Real Estate Update
High transaction numbers a second straight month
Eagle County real estate saw triple-digit transactions for the second straight month. There were 106 transactions in October and this, combined with a dollar volume of over $96 million , produced the 2 nd best month in real estate this year. This brings our year to date total to $729 million over 759 transactions and an average sales price of $960,592.
There were two transactions that sold for over $6 million, both in Vail Village - a single family home sold for $7.6 million, and a condo sold for $6.45 million.
A few statistics through the first 10 months of 2009:
- Residential transactions under $1 million have accounted for 69% of the market .
- Multifamily homes have accounted for 47% of all residential transactions; single family homes have accounted for 45%.
- Last year there were 79 transactions with a sales price of over $4 million each; there have been 20 transactions in the same category this year to date.
- There have been 105 commercial transactions, averaging $540,703 per sale.
- Single Family homes had an average price per square foot of $359.
- Multifamily homes have averaged $548 per square foot.
